    I won this book in a first reads giveaway. Kris Krohn is selling you something and if you don't forget that, then you'll do alright with this slight volume on real estate investment strategy Krohn lays out a feel-good optimistic argument to investing in real estate, arguing win-win scenarios with a specialized rent-to-own plan his company has developed, allegedly providing rewards for both the investor and their, hopefully, short-term tenants. Why such a cheerful hopeful outlook? Because Krohn wan I won this book in a first reads giveaway. Kris Krohn is selling you something and if you don't forget that, then you'll do alright with this slight volume on real estate investment strategy Krohn lays out a feel-good optimistic argument to investing in real estate, arguing win-win scenarios with a specialized rent-to-own plan his company has developed, allegedly providing rewards for both the investor and their, hopefully, short-term tenants. Why such a cheerful hopeful outlook? Because Krohn wants his readers to trust him. He's not selling just a book; he's selling his company's financial services package and there's the rub. Krohn's principles of investment, targeting undervalued properties, finding tenants with questionable credit histories who can afford to rent but need time to develop a good credit score so they can buy, and avoiding short term profit in lieu of reinvestment are positive ideas. But there are significant omissions and standard sales scare tactics which call into question his generally positive tone. The biggest omission is any discussion of the nature of rent vs cost of ownership analysis which should be undertaken by any investor. During the housing peak, it cost significantly more to pay for a home (per month) than it did to rent one. Investors seeking clients in such a market will not have much like finding positive cash flows from rental income. That's not to say that one's current market is not more accommodating, but that Krohn completely omits the information is concerning. In terms of scare tactics, the big one is discouraging investors from financial markets or retirement savings plans. Anecdotes revolve around losses in 401Ks and mutual funds but no mention is made of losses in real estate value because of the housing bubble. Meanwhile Krohn constantly hammers on an absence of risk, despite tying oneself to multiple mortgages with potentially adjustable rates in a time when many people forecast inflation and higher interest rates, with his program. Why hammer away at an already weakened target if your alternative is so much better? As to the plan for identifying and acquiring properties, Krohn lays out the vague idea of a complex system which, I suspect, if one is willing to put in the effort, might actually work. But his brief detailing appears intended to discourage the reader from putting in their own effort, and instead encourage the target to place his trust in Krohn's company to identify and finance the purchases. It seems to continue the leveraging program Krohn advocates in the book itself in his discussion of partnership. Furthermore, part of Krohn's program involves educational seminars for his tenant clients. I suspect there are fees associated with them as well, which further expands his profit sources. No small investor is going to have the resources to develop these on his own, at least not early in the effort, meaning a poor credit tenant is a bigger risk than it is for the experienced multiple property owner. Thus it encourages the investor to turn to Krohn's company for these resources. In short, if you're an experienced real estate investor, aside from the curious rent to own program, Krohn advocates, I don't think you're going to get too much out of the book. If you're not, go in with your eyes open and understand Krohn is trying to sell you, and perhaps your inevitable tenants, something. Don't rely on this book, and especially not on Krohn's company, for your plan.

In 'The Strait Path to Real Estate Wealth' Kris Krohn, who has one of the greatest financial minds in the country when it comes to real estate, explains his system to make profit even in this challenging economic climate. At times the reading of this book felt like a highly intellectual infomercial as Mr Kr In an age where financial instability is ravaging society like the plague it's refreshing to read a financial book that offers out-of-the-box thinking that can lead to great financial success. At times the reading of this book felt like a highly intellectual infomercial as Mr Krohn sells his ideas, which are very well presented, that would go over the heads of anyone without understanding of the real estate market. However, his plans make sense and it would be very hard to argue against his strategies without actually implementing them or doing extensive empirical research and seeing what the outcome is. Those looking for a change in how they deal in real estate would be well advised to pick up a copy of this book but due to its specific nature it's certainly not for the real estate layman.

    This book takes an interesting approach to real estate investing. I can appreciate that Mr. Krohn does not claim to be providing some miracle, get rich quick scheme. However, after reading it, I don't feel that I could run right out and implement his strategies. The book kept refering to their website for more information.     Honestly, I'm torn on how to rate this book. On one hand, the information is good. It seems he hasn't hidden the secrets to his system, he has some very specific and concrete steps to take. However there is a lot in the book that feels like he's gearing up for the sell to get you go buy into his Real Estate MLM. Actually the sell is very mild, the information is pretty good, but the feeling is there. The information is intriguing enough to warrant follow-up and further research.     I bought this as an E book on my Kindle. The book is almost unreadable. I suppose converting the text from print to the Kindle format is to be blamed? Aside from that, there is no great new wisdom in this book. Most of the authors advice is elementary knowledge for the average Real Estate Investor. A good portion of his advice....well, smile and say no thanks. All in all this book is a waste of time, even for free.

As Kris says, "If you want something done right, DON'T do it yourself!" When I read this book, it all became clear to me that this strategy was the way to The Strait Path to Real Estate Wealth is the single best real estate investing strategy out there. Kris Krohn has used his personal experience in buying hundreds of homes in the last decade to create a system of actually doing real estate with a team of experts, rather than just spending thousands of dollars and hours merely learning about it. As Kris says, "If you want something done right, DON'T do it yourself!" When I read this book, it all became clear to me that this strategy was the way to achieve my long term financial goals. I used the principles detailed here to purchase my first investment home, and increased my net worth by $28k and am cash flowing $800 per month! This book is extremely well put together, a great read and very enlightening. I recommend it to anyone who is interested in creating residual streams of income and especially, to those who ever want to retire.

    At first I was skeptical and some parts of this felt like I was getting sold on a multi-level marketing scheme. But later as I let me pre-judgements go, I really got interested. I hope my husband will read it so we can get started. I would like to put all I have learned to work and test the ideas. I am pretty sure the stock market is not going to be what it once was in the next 10 years and that is frightening to me since that is where we are hoping our retirement will compound.     Love the detail. He doesn't just talk about what to do, he illustrates so many details! He really lays out for you just how to do it. It's great. Still, it's not the same doing it "by the book" as doing it "with a coach", which is what joining REIC will give you. But if you're going to try, I can't imagine a better guideline. Love the detail.     As far as reading materials go, this book was fine but not riveting. What can I say? It was about real estate investment strategies. But in terms of good that a book can do in my life... I think the concepts in it are going to help us a lot as we are starting investing in real estate. I'd recommend this book. (And it's one we actually own if you want to borrow it.) I've read other books on investing in real estate, and I think this one offers some unique things that the others don't have.
