    **ARC received in exchange for an honest review** One of the many reasons that I enjoy a Penny Wylder story is the fact that it's hot and there is no cheating. Derek, in my opinion, was very closed off and hard to warm up to. He was very arrogant. I like a jerk hero who redeems himself, however, he didn't quite redeem himself for me. He was very difficult and had Penelope running in circles to make him happy. It was explained why he did that but it seemed kinda lame to me. The most eligible bachelor. The guy consistently photographed in illicit trysts with supermodels. Penelope was a great heroine. She was desperate to make a sale or else she essentially was going to be homeless. She was so attracted to Derek and tried to resist him to no avail. ~no cheating ~no ow/om drama whatsoever ~some slight push and pull ~steamy sex scenes ~HFN ending that unfortunately was very disappointing to me. It was a slight jump ahead and I would have liked more.

    3.5 Stars! This author knows how to write a short novella that packs a punch and that's why Penny Wylder is a must read for me. I love her writing, her characters and the hot scenes she's known for. She warns us in the description that Derek is an arrogant jerk and she delivered... but maybe a little to well. I will admit I wanted more Derek and less jerk. It's the only reason I knocked my rating down half a star. Derek didn't redeem himself for me until the end when he reveals why he was a jerk 3.5 Stars! This author knows how to write a short novella that packs a punch and that's why Penny Wylder is a must read for me. I love her writing, her characters and the hot scenes she's known for. She warns us in the description that Derek is an arrogant jerk and she delivered... but maybe a little to well. I will admit I wanted more Derek and less jerk.     I really liked this one, it is a very short one. So to fall in love with it, it's to short, but to have a good and hot time this is fabulous. The blurb had me hooked, it was a story that I don't think I've ever read before. All the talking about the large and expensive houses made me dream, but then again who wants a big house? All the cleaning.. Or knowing me, I would get lost. It was also very steamy, with big windows in the bedroom. I would suggest it as an in between or when you got little time. So I really liked this one, it is a very short one. So to fall in love with it, it's to short, but to have a good and hot time this is fabulous.     Reading Selling Out to the Billionaire was an exercise in frustration. And it's left me somewhat speechless. Throughout the entire short, the "hero" is a complete and total jackass. JACKASS. And the heroine has sex with him. Multiple times! After he's treated her like complete and utter shit. I'm sorry. I have way more respect for myself than that. It makes me wonder what young ladies are being taught these days.     I had no idea that being a real estate agent was so damn hot...pretty sure people are going to be trying to change careers after reading this book...lmao. I really liked Penelope & Derek, but I wish the entire book would have been told from both points of view, we only get Derek's at the very end. And at the beginning of the book he didn't come off as the best guy, but if we would of had his point of view then, that would have shed some light on why he acted the way he did. He wasn't a bad guy... I had no idea that being a real estate agent was so damn hot...pretty sure people are going to be trying to change careers after reading this book...lmao. I really liked Penelope & Derek, but I wish the entire book would have been told from both points of view, we only get Derek's at the very end. Make no mistake these two had scenes that were hot as hell, their raw chemistry just drew you in. I loved it....like I said people will be trying to change careers after reading this book:). I also have to give a shout out for Anna, Penelope's best friend.....bestest friend ever. We should all be so lucky to have our own Anna.

    Short and formulaic; young and broke real-state agent heroine tries to sell a house to Christian Grey... sorry! my mistake, to a young and hot billionaire a-hole. She almost grovels in order to make the sale, and he demands all sort of sexual favors 'cause he can... sorry! because he develops feelings for her. Still, there was hotness to be found, a quick read, I would recommend picking it up when in need of a dose of something spicey, not challenging and very easy to digest. Furthermore, this is a short story, so insta-love is expected, but for some reason, the author tried to make it into a love story meant for more than 90 pages and it did not work. 1 star.

Pen wants to earn the money herself which is something i found I liked about the character. Despite this she risks losing her license just to have sex with her gorgeous first client. That was something I didn't understand fully because she lusted after him but didn't like him much. This wasn't a love at first sight book for our girl. -Derek - Our hero and besides being good looking and outstanding at sex we don't learn much about him, at least not until the epilogue. We're left wondering his motivations for things other than a quick roll in the hay. This hero wasn't as well thought out as most of Ms. Wylder's hero's tend to be but that didn't stop the book from being enjoyable. -Jeremy - Penelope's cousin. He gives Pen her first job as a realtor in his company. He's not a major player in the book, but he is in there. I can't figure out why he gave her the job when he seemed, later in the book, to set unrealistic expectations of someone working with their first client. Overall he left me with a sour taste in my mouth (and since i was eating cotton candy, that took a lot of work). -Anna - Pen's best friend. Loyal and always willing to be there for her girl, this is the best friend every woman should have. I liked the little we read about Anna but would have loved to have seen her fleshed out a little more. That's it. Other than a few characters written in for one scene, there was really no one else in the book. Jeremy and Anna were both very minor characters as well. This book primarily focuses on the hero and heroine for the vast majority of the story. Not that it shouldn't. It just felt like it was all in one bubble. The whole premise was that she was trying to sell him a house and that's what we got. It wasn't until the epilogue that they interacted for more than that reason. In conclusion, this book is not like the others I've read by miss Wylder and when compared to them could be found lacking. I would have liked to see things from both points of view to help me understand both characters a little better. Would I recommend this to a friend? Yes I will. Take a chance and enjoy a light read with some steamy scenes that will leave you with a happy feeling when you're done reading.

This is serious profess "...because I always know what I want the second I see it."- Derek Conway This sexy uber hottttt story begins with our heroine, Penelope's first exciting day as a realtor. She lucks into a job and her first sales assignment is stepping in for someone else at the last minute to show mansion sized properties to a famous billionaire badboy bachelor with the reputation of a manwhore. She desperately needs to sell him a house so that her financial situation will be more stable. This is serious professional work in her mind. Derek Conway the aforementioned billionaire bad boy makes an appearance as the answer to the question "who" was going to actually be her first client. Upon this back story frame, a sexual attraction manifests itself and progresses as Pen dutifully researches and arranges showings for over 17 or 18 stunning properties. No matter how well the property suits him, he just says no. While Penelope is maintaining a razor thin veneer of professionalism; Derek is coming to terms with not only the sexual attraction cracking in the air like electricity; but also, he begins to realize he wants Penelope for more than sexual trysts. Pen shows Derek and he says no to an absolute perfect property, Pen loses it and tells him how his decision will hurt her. She does not blame him. She wonders why he had to be her first client. You need to read how this situation is resolved. Penny Wylder writes erotica particularly well. The sexual encounters in this are painstakingly and meticulously described. I gave you a barebones description of the story. I left the meat and the tasty parts for you to discover and savor. Her words flow. She builds a touch of angst into the arc of the plot. For me, it is the little things a soft breath here...tender words...dirty words at just the right times...a little scrape of the teeth...the heat...the passion...the bonding. These details are carefully crafted by the master word smith Ms Wylder. It is also a lovely homage to the working women trying to make it on her own. I promise you will find this to be an enjoyable, sexy read particularly when you carefully read all of the "love encounters". I think you will agree that her attention to detail and ability to capture every nuance makes it unique and exciting! I received this as a ARC reader. My review comes from my heart, my mind, and the honest impressions of this book. I received no remuneration or consideration for reading and reviewing this. Do not want any actually. The story starts out with Penelope needing to sell a house so that she can pay her bills and her determination to do so is tested when Derek becomes her first client. He is difficult, stubborn, hard and determined to not like any of the houses that they see. Penelope is a sweet, restrained woman who is trying her best to stay professional and not call Derek out on his BS. The story was a little slow for me. Being that this is a sort read, I like when the characters get together and develop that heat at about half way thought the book. In this story it felt like it took about ¾ of the book before Penelope and Derek decided to really get together. I need a 50/50 balance in shorty stories. Having said that, once they do get together, the heat and romance is perfect. I really loved Derek and thought that he was an amazing man. The book contains 12 chapters with 11 of them being from Penelope’s point of view; the last chapter is the epilogue and in from Derek’s point of view. It was a nice wrap up for the story but I would have like a little more if a future update from the couple. There were no spelling or grammar errors and no warnings or triggers. My favorite line was from Derek: “I love that she’s in my bed. I love her body. I love her.” This was a sweet and fun story and it is recommended for a short, fun, hot read. Another hit from Penny Wylder. I received an ARC and am leaving a voluntary review.

The animal attraction pulses between them and the situations they find themselves in are so outrageous yet hot. I kept waiting for Derek to realize he really cares-for him to show more heart and less jerk. Don’t worry, it got there but it was somewhat slow in happening. Penelope and Derek make a great couple. The only thing is I would have liked to see how they faired down the road..I got the impression this was HFN novella, not a HEA novella. Maybe there will be more stories about this hot and sexy couple. I sure hope so because they sure earned it. Risks and increasingly sexy encounters mark each showing, and I loved every minute of it. This man is hard to understand and he puts the heroine through a lot of trouble. Thank goodness his (absolutely steamy) passion makes up for some of antics. We get to know the woman very well and like her, too. I wouldn't say that doesn't happen with him because we do get very significant snippets of information from what little he says. Yet what it's indeed missing is a reason why he's so uncommunicative and why he behaves so hermetically towards her. It's obvious that the author put effort into making the house-showing believable and professional. I liked that. I loved the final part as it sheds some light onto the man's behaviour as well as it adds romance and happiness. I ended up feeling sated, though I wouldn't mind an extra epilogue? ;o)

Penelope has to learn this the hard way. As a real estate agent it is Penelope's job to make sure she gets everything he wants in a property. But as you can guess Dereck is not easily pleased. Is he doing this on purpose or does he really have particular taste and is hard to please? My favourite thing about Penny Wylder is that she only deals with happily ever afters (HEA) - But sometimes i think she needs to add in a little more drama in her stories to create a little bit of a break up in her novellas so that the story doesn't stay on one level.

    I really enjoyed this book. I would’ve liked a tiny bit more story but that aside I liked it. Although Derek was arrogant and frustrating I truly felt for him. When the reasons behind his attitude was revealed my heart hurt for him. Quite a few times I found myself frustrated for Penelope. All she wanted to do was earn a living, sell houses and keep her job but Derek was difficult. No matter how hard she tries, Derek says no. Having just got her realtor license Penelope is excited to have her first client. Eager to sell her first house and earn herself much needed money. When Penelope meets her first client, Derek Conway, she tries her hardest to find the home for him. No matter what house Penelope shows him Derek turns it down. After getting hot and heavy together, Penelope tries to focus on her job. But with a deadline looming and her attraction growing, what will happen between Pen and Derek?

    Selling out the Billionaire is a quick dirty read. Compared to some Penny Wylder's other books, it wasn't really my favorite. I felt the story line was hard to follow and had to reread a couple lines to figure out where we were again in the story. Overall though it was a fun quick read that if your looking for a break and want that from a book this is perfect. Penelope is relateable in her struggle to make ends meet and break out into the professional world. I would have liked more of Derek's PO Selling out the Billionaire is a quick dirty read.     By this point you all know how much I love Penny's books. I wasn't so sure about the hero in this book...he rubbed me the wrong way through most of the story...of course when every thing came out in the end it all made sense. This hero was different. He was dominant but very secretive and I wanted to throw my kindle at him for jerking the heroine around like he did. But in the end Penny made me love him. This was a really good short read and I can't wait for more! By this point you all know how much I love Penny's books.     i received the book as an arc and i loved it. Yes derrak is a jerk to deal with and Penelope is doing her best to show him what he want. But nothing seems to catch his eye but Penelope her self and when they get together sparks fly between them. when she finally lets him have it for always saying no to every house and putting her job on the line. His reason is both heart warming and silly. But in the end you love him more for it.
